&lt;p&gt;Chelsea is located between 34th Street and Greenwich Village on the West Side. Chelsea&lt;strong&gt; &lt;/strong&gt;is largely a residential area with a varied mix of high-and mid-rise buildings, brownstones and industrial lofts. The architecture in this area is unique. East of Ninth Avenue, the spacious and stylish loft warehouses give way to stunning landmark townhouses, prewar co-ops and new luxury high-rise buildings.&lt;/p&gt;
&lt;p&gt;For many years Chelsea was&amp;nbsp;the heart of the Garment and Flower districts until recently.&amp;nbsp;Chelsea today is one of the city's hottest zip codes and coolest neighborhoods. It is now considered a fashionable place to live, it began&amp;nbsp;in the early 1800's as a family&amp;nbsp;farm, it became more commercial later that century with the&amp;nbsp;arrival of an above ground railroad.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Chelsea Landmarks and History&lt;/strong&gt;: Chelsea's origins date back to 1750 and the neighborhood has seen a lot of change since its days as farmland. Chelsea was the city's first theater district, and was a&amp;nbsp;fashionable shopping district. The famous Barney's&amp;nbsp;specialty store was located at 17th and Seventh Avenue for many years&amp;nbsp;before moving uptown to Madison Avenue. Barney's annual warehouse sale still takes place every winter in Chelsea.&lt;/p&gt;
&lt;p&gt;One of the most architecturally distinct pre-war buildings is &lt;strong&gt;London Terrace,&lt;/strong&gt; a 1929 complex that runs the entire block from 23rd to 24th Streets between&amp;nbsp;Ninth Avenue and Tenth Avenue. London Terrace includes a common garden, a pool, and&amp;nbsp;1,700 units in co-ops (known as the Towers) and rentals (known as the Gardens.) Google recently opened their New York Headquarters in Chelsea, along with numerous ad agencies and media companies and the new Frank Gehry designed glass building on the West Side Highway opposite the Chelsea Piers will be the headquarters for media, e-commerce mogul Barry Diller's Interactive Corp.&lt;/p&gt;
&lt;p&gt;The development of Chelsea Piers and the water park has also provided a huge economic boom to the district. Chelsea Piers offers: ice-skating; rock climbing; equestrian endeavors; gymnastics, golf, two restaurants, a marine center, health club, bowling facilities, biking, roller blading and television studios&lt;/p&gt;

&lt;p&gt;&lt;em&gt;&lt;strong&gt;Buyers are buying because they need a place to call home, and not for investment purposes.&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;RESALE:&amp;nbsp; UPPER WEST SIDE&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;West Side co-ops had solid median price increases versus last quarter, including a 17% climb in two-bedroom median price.&lt;/p&gt;
&lt;p&gt;Compared to last year, all bedroom categories are down in median price, except two-bedrooms. But with more sales of larger apartments, overall median price still increased 11%. Resale condos increased 4% in median price from a year ago, but decreased 4% in average price per square foot, now $1,381. Versus Fourth Quarter 2009, resale condos increased in median price by 7%, to $1.018 million, and increased 2% in average price per square foot.&lt;/p&gt;

&lt;p&gt;The West Side new development market saw declines of 26% in median price and 25% in average price per square foot from First Quarter 2009. The median price of a West Side new development was $1.39 million while average price per square foot was $1,212, a 21% and 7% decrease from Fourth Quarter 2009, respectively.&lt;/p&gt;
&lt;p&gt;Every bedroom type decreased in median price from a year ago. &lt;strong&gt;&lt;/strong&gt;&lt;strong&gt;&lt;a href=&quot;../../../blogsview/532195/new-construction-the-rushmore-80-riverside-boulevard&quot; title=&quot;The Rushmore, 80 Riverside Boulevard&quot;&gt;The  Rushmore 80 Riverside Boulevard&lt;/a&gt;&lt;/strong&gt; accounted for two-thirds of West Side new development closings this quarter.&lt;/p&gt;
&lt;p&gt;The window for buyers to act on their advantage may be short-lived. Market activity is significantly higher in 2010's First Quarter than it was in 2009, and we are seeing an increase in property coming on to the market.&lt;/p&gt;

      <title>Manhattan Market Outlook Optimistic for 2010</title>

&lt;p&gt;This week the major Manhattan brokerages released 4Q 2009 sales reports. The reports confirmed the activity I've experienced during the last quarter. Sales activity picked up at the end of the year. I had a very busy December traditionally a slow period during the holidays.&lt;/p&gt;
&lt;p&gt;&lt;a href=&quot;http://www.corcoran.com/thecorcoranreport&quot; title=&quot;The Corcoran Report&quot;&gt;The Corcoran Report&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Buyers are buying. Many people feel we may have bottomed. Inventory is down. I'm currently working with a buyer ready to buy a two bedroom condo or condop on the Upper West Side in the $1.2M range. There is very little to show. Any seller thinking about selling please contact me ASAP.&lt;/p&gt;
&lt;p&gt;While sales activity increased during the last quarter, the market reports indicate sale prices are down 10-15% from the 4th quarter of 2008.&lt;/p&gt;
&lt;p&gt;The extended tax credit and increase in income cap has helped more Manhattan buyers with higher incomes. &lt;strong&gt;First time home buyers &lt;/strong&gt;with adjusted gross incomes up to $125,000 (single) or $225,000 (married) can get the full $8000 tax credit if they close on the purchase of a primary residence before June 30, 2010 and haven't owned a home in the past three years.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Current homeowners&lt;/strong&gt; can receive a credit of up to $6500 if they've lived in their primary residence for five consecutive years out of the past eight, meet the same income thresholds as first-time buyers, and purchase and close on a primary residence before June 30, 2010. The maximum property value is &lt;strong&gt;$800,000&lt;/strong&gt;. The credit does not apply to second homes, vacation property or investment properties.&lt;/p&gt;
&lt;p&gt;Purchasers need to plan on being in the home for at least three years. If you sell the home or move to a different primary residence within three years you will be required to repay the credit.&lt;/p&gt;
&lt;p&gt;The rising stock market, along with low mortgage rates has also helped increase buyer confidence in the market. The average Manhattan apartment sold for $1.3 million down about 13% from a year ago. Smaller apartments with easier mortgage terms, studios and 1 bedrooms accounted for 58% of all sales in the last quarter.&lt;/p&gt;
&lt;p&gt;Wall Street bonuses are also expected to be very good which usually benefits the Manhattan real estate market. While there is no way to predict the overall economy, our local economy and the Manhattan real estate market seems to be starting out with an optimistic outlook.&lt;/p&gt;
